The number of closed home sales in Newton in November was the second highest in the last five years driven by the first-time home buyer tax credits though average sales prices continued to fall, data provided by the Newton Board of Realtors indicate.
Twenty-four homes listed by local realtors sold in November, compared to just 10 the year before. There were 27, 20 and 19 homes sold in November the previous three years, respectively.
The average sales price was $99,171 with a range from $28,000 to $337,500. That figure is down slightly from sales price averages of $99,868 in November 2008 but down sharply from the 2007 sales price average of $110,039.
"Closed sales for November 2009 were up considerably with the help of the tax stimulus," said Deb Cross, president of the Newton Board of Realtors. "Since it has been extended until the end of April 2010, things should be looking up for 2010. As always, around the holidays things naturally slow down until after the first of the year."
Year-to-date through November 237 residential properties with a Newton mailing address have been sold. That compares to 231 in 2008 and 288 in 2007.
The Newton Board of Realtors data includes single family homes, condominiums and townhouses but does not include multi-family listings. The data includes properties outside the Newton city limits that have Newton mailing addresses. Private sale information is not included.
